LAKEVIEW, Los Angeles County — A parcel’s location within Lakeview matters before a property owner assumes that an additional house or lot split is allowed.

LA County’s adopted Antelope Valley Area Plan describes a rural town area near the City of Palmdale. Within that area, land generally north of Avenue S received a Rural Land 2 (RL2) policy designation—approximately one dwelling for every two gross acres. South of Avenue S, much of the rural town area received RL1, approximately one dwelling per gross acre, with specified exceptions west of Tovey Avenue and around Lakeview Drive.

Different rules for outer parcels

Surrounding rural preserve lands were designated RL10 or RL20, reflecting more limited infrastructure and sensitive terrain. The plan discourages urban-type commercial development outside designated locations near Avenue S and Sierra Highway.

These descriptions come from the county’s 2015 plan and are not individual building approvals. Residents must check the latest general plan amendments, current zoning maps, setbacks, access and water/septic requirements for their precise assessor parcel before construction.
